Before your home goes on the market

Every listing starts with analysis, not a sign in the yard. We pull comparable sales, absorption rates, and days-on-market trends for your specific submarket — not the metro average, which is close to meaningless at this price point — and we build a defensible range rather than a single flattering number.

From there we walk the home with you and give you our honest read on presentation: what will move a buyer, what won't, and what you should not spend money on. Professional photography is arranged before anything goes live, since most buyers will have seen the photographs long before they see the house.

Then we agree on a strategy before going to market: pricing, timing, and how the first 48 hours after listing get handled. You will have seen that plan and signed off on it in advance.
