1. Who we are

Woodsedge Properties LLC ("Woodsedge," "we," "us," or "our") is a licensed real estate brokerage operating in the State of Texas. Our broker of record is Rianne Sanchez, licensed by the Texas Real Estate Commission (TREC). Our principal place of business is Austin, Texas, with team presence in The Woodlands, Texas.

This Privacy Policy explains how we collect, use, store, and protect personal information submitted through woodsedge-properties.com (the "Site").

2. Information we collect

We collect information in three ways.

Information you provide directly. When you complete a contact form, lead intake form, or booking request on any page of the Site, you may provide your name, email address, phone number, property address or neighborhood, and any notes you choose to include. You are never required to provide this information to browse the Site.

Information from the AI intake conversation. The buyer intake agent on our Buying page conducts a qualifying conversation. The content of that conversation is transmitted to Anthropic, Inc. to generate the agent's replies. Woodsedge receives a qualifying summary (property type, budget range, timeline, market, financing status) which is used to route your inquiry. We do not store the full conversation transcript on our servers.

Information collected automatically. Our hosting provider (Vercel, Inc.) collects standard server logs including IP address, browser type, pages visited, and timestamps, used for security monitoring only. We do not use third-party analytics, advertising pixels, or tracking cookies.

3. How we use your information

We use the information you provide solely to respond to your real estate inquiry, route it to the appropriate team member, and maintain a CRM record for follow-up purposes.

We do not use your information for automated marketing campaigns, behavioral advertising, or sale to third parties. We do not add you to any mailing list without your explicit consent.

4. Third-party services

Anthropic, Inc. — AI model provider for the buyer intake agent. Privacy policy: anthropic.com/privacy.

HubSpot, Inc. — CRM platform where inquiry records are stored. Privacy policy: legal.hubspot.com/privacy-policy.

Resend, Inc. — transactional email provider for lead notifications. Privacy policy: resend.com/legal/privacy-policy.

Vercel, Inc. — hosting and infrastructure. Privacy policy: vercel.com/legal/privacy-policy.

Calendly, LLC — scheduling platform for consultations. If you book a call, Calendly's policy governs that interaction: calendly.com/privacy.

We do not share your information with any other third parties except as required by law.

5. Data retention

Contact information and inquiry details are retained in HubSpot for three years from the date of last contact, then deleted. Server logs are retained by Vercel for 30 days per their standard policy.

To request earlier deletion, contact us at info@woodsedge-properties.com. We will process your request within 30 days.

6. Your rights

You have the right to access, correct, or request deletion of the personal information we hold about you, and to opt out of any future communications.

7. Cookies and tracking

This Site does not use advertising cookies, third-party tracking pixels, or behavioral analytics. We use a single session storage item to remember whether you have seen the TREC disclosure banner. This item is not transmitted to any server and expires when you close your browser.

We do not use Google Analytics, Meta Pixel, or any similar tracking technology.

8. Security

We implement reasonable technical safeguards including encrypted HTTPS transmission, HTTP security headers (Content Security Policy, HSTS, Permissions Policy), input validation on all form submissions, and rate limiting on all API endpoints.

No internet transmission is 100% secure. We cannot guarantee absolute security, but we take the protection of visitor data seriously.

9. Children

This Site is not directed at children under 13 and we do not knowingly collect their information. If we become aware we have done so, we will delete that information promptly.

10. Texas disclosures

Woodsedge Properties is licensed by the Texas Real Estate Commission. Required TREC disclosures are available at the links in the footer of every page on this Site.

11. Changes to this policy

We may update this Privacy Policy from time to time. The "Last updated" date at the top of this page will reflect any changes. Material changes will be noted on the homepage for 30 days.
